Resident Qualification Requirements
We apply the same transparent standards to every applicant in accordance with all Fair Housing and North Carolina Real Estate Commission guidelines. Our goal is to ensure each resident is well-qualified and set up for long-term success.
Approval Highlights:
Rent may not exceed 35% of gross household income
No judgments, collections, or liens related to previous landlords
No eviction lockouts within the last three years
Eviction filings within the last three years may be conditionally approved with a double security deposit
Guarantors accepted (must earn 4× monthly rent and have a minimum 600 credit score)
Verifiable income and rental history are required
All applicants aged 18 and older must submit a separate application with valid ID and screening fee
Applications are processed on a first-completed basis once all documents are received
A required community Internet & Cable plan through Spectrum is already in place — $75/month, non-negotiable.
